“This Villa on the Bay is a once-in-a-lifetime opportunity for Modern Coastal Living on the bay,” according to listing materials for the seven-bedroom, seven-and-a-half-bath compound at 3958 Bayside Walk, featuring direct water frontage at the northwest corner of Mission Bay.

As it’s currently configured, the property has three separate living quarters. The main house has four bedrooms, five baths, and about 2600 square feet of living area on the south side of the lot. The “main villa spills out onto the private entertaining patio via custom floor-to-ceiling glass doors,” with “two stories of glass windows and high vaulted ceilings” that “invite the waterfront lifestyle directly into the expansive great room and kitchen for entertaining.”

That kitchen is appointed with Thermador Pro and Sub-Zero appliances, “sleek cabinetry,” and solid granite countertops and backsplash, including a large center island. Upstairs, the master suite “gazes out over the sunrise on the bay each morning” and features a “palatial master bath retreat with water view tub, dual vanities, and natural stone flooring.”

The main home also features a rooftop deck “where all of Sail Bay, the downtown skyline and fireworks can be viewed.”

Next up is a two-bedroom guest suite that shares the waterfront location with the main home and includes features such as “custom multi-slide pocket doors, tile flooring and a private patio with barbecue cook station.”

Above the garage, there’s another one-bedroom unit with “sleek stone counters, white cabinetry, and stainless steel appliances” that would make “an ideal rental, in-law suite, or guest quarters.” All told, there are more than 4300 square feet of living area under roof.

Situated “just steps from the famous Catamaran Hotel” and with “miles of boardwalk in your front yard to live the active beach lifestyle,” the units have been used as popular vacation rentals rather than enjoyed by an owner’s extended family — listing materials claim $440,000 annually in rental income, or nearly $20,000 per month, with advertising claiming amenities for up to 20 guests at a time.

The property last sold in 2005, when it was purchased by children’s author Jeanne Bender-Zehrer for $3,850,000 before undergoing extensive renovations in 2007, per the listing. Until 2014 the home was valued by the county at just $3 million for tax purposes, though in 2015 the assessed value jumped to $3.8 million, carrying with it an annual property-tax bill in excess of $44,000.

Listed for the first time in over a decade in late June, the Bayside Walk estate originally carried an asking price of $14,995,000, though it was reduced first to $12,999,000 in September and again to $11,375,000 earlier this month.
